Zestimate: Fact or Fiction?

If you are selling a home, should you expect to list/sell for the amount Zillow says your house is worth? Here are a few reasons to not totally trust your Zestimate:

Our local market is a mystery to Zillow.

Zillow can’t take into account hyper-local market conditions. It’s like navigating a new city without GPS – it finds itself going in circles.

Your home is unique; Zestimate algorithms don’t recognize that.

Zestimate algorithms are oblivious to what makes your home unique. They rely heavily on publicly available data, missing out on your home’s special features and upgrades.

Zillow has admitted they’re not always accurate.

Even Zillow says that a Zestimate is a “starting point” and not meant to replace a formal appraisal.
