Zestimate: Fact or Fiction?

If you are selling a home, should you expect to list/sell for the amount Zillow says your house is worth? Here are a few reasons to not totally trust your Zestimate:

Our local market is a mystery to Zillow.

Zillow can’t take into account hyper-local market conditions. It’s like navigating a new city without GPS – it finds itself going in circles.

Your home is unique; Zestimate algorithms don’t recognize that.

Zestimate algorithms are oblivious to what makes your home unique. They rely heavily on publicly available data, missing out on your home’s special features and upgrades.

Zillow has admitted they’re not always accurate.

Even Zillow says that a Zestimate is a “starting point” and not meant to replace a formal appraisal.

Golden hour on the lake might be my new favorite way to spend the evening. Experts just updated their forecast on mortgage rates for 2025 and it could shift the landscape here in Portland.

Fannie Mae projects the 30-year fixed rate will finish 2025 near 6.5%, with a gradual decline to about 6.1% in 2026.

Here’s what that means for our local market:
✔️ Greater affordability could bring more competition for Portland homes.
✔️ Preparing now ensures you’re positioned ahead of the curve when rates ease.

The takeaway: strategy matters more than waiting. The clients who plan today are the ones who succeed tomorrow.
