Your Year-Round Home Maintenance Checklist Starts Now

January 3, 2025

With the new year here, it’s the perfect time to map out your home maintenance tasks for the year. Staying on top of these seasonal chores will keep your home in great shape and save you money in the long run:

Winter

  • Insulate exposed pipes to prevent freezing and costly damage.
  • Test smoke and carbon monoxide detectors to ensure they’re functioning properly.
  • Check your attic for leaks, drafts, or signs of pests, and add insulation if needed.
  • Inspect windows and doors for drafts and apply weatherstripping or caulking where necessary.

Spring

  • Clean your gutters and downspouts to ensure proper drainage as spring rains arrive.
  • Inspect your roof for damage from winter storms, such as missing shingles or leaks.
  • Schedule HVAC maintenance to prepare your air conditioning for warmer months.
  • Power wash your home’s exterior, driveway, and patio to remove winter grime.

Summer

  • Inspect and repair your deck or patio, checking for loose boards or cracked pavers.
  • Clean and service your grill for outdoor cooking season.
  • Check for leaks in outdoor faucets and sprinkler systems, and ensure proper water flow.
  • Trim overgrown trees and shrubs to keep your yard neat and prevent damage to your home.

Fall

  • Rake and remove leaves to prevent buildup in your yard and gutters.
  • Clean out gutters to avoid clogs that can lead to water damage during heavy rains.
  • Have your heating system inspected and serviced before cold weather sets in.
  • Seal cracks in your driveway or walkways to prevent ice damage during winter freezes.

To stay organized, be sure to add these tasks to your calendar or favorite to-do list app. For tips on choosing the best tools to keep you on track, check out our favorite productivity tools.

Happy New Year!

When people move to Lake Oswego, they often think it’s all about the beautiful homes, top schools, and proximity to Portland.

But what makes people stay?
Morning walks by the lake.
Cafe’s where they know your name.
A downtown that still feels small-town.
Easy access to trails, parks, and water.
Neighbors who look out for each other.
Weekends that unfold without a plan.
That perfect balance of calm and convenience.
A community that feels connected, grounded, and proud to call this place home.

If you’re thinking about calling Lake Oswego home, this is what it’s really like to live here... not just visit.

There’s something about Pacific City, the quiet stretch of beach, the sunset glow, and the bald eagle that sometimes walks right along the shore near its nest. 🌅

It’s simple, beautiful, and everything I love about Oregon.

Less is more… especially when selling your home! 👏

Think of it as pre-moving day prep: take it to the dump, donate what you don’t need, and pack up the rest. Your future self (and your listing photos) will thank you. 📦📸

What’s lurking in your crawl space? 👀
Could be rodents, fallen ducting, or standing water.
Sellers, check it before you list.
Buyers, if I’m representing you, were absolutely checking it before you buy.
