  2. Pricing isn’t just about comps. Strategy matters. The right price draws attention—and competition.
  3. Staging is not the same as decorating. It’s about helping buyers imagine their life in the space.
  4. Your first impression starts online. Listing photos are your first showing—make them count.
  5. You don’t have to do this alone. A solid game plan (and an experienced guide) makes all the difference.

✔️ Chick Fil A drive through due to toddler meltdown
✔️ Sing Trolls soundtrack at the top of our lungs
✔️ Power Nap for me after 😴

Lesson learned: don’t wear a sweater to the trampoline park! It was getting hot up in here.
