If we see any of these during a walkthrough, I’m immediately flagging them for a closer look:
🪟 The Windows: Fogged glass means a blown seal (goodbye, energy efficiency), and windows painted or stuck shut are a major safety hazard.
👃 The Sniff Test: Strong, musty odors often mean hidden mold, or an overabundance of air fresheners might be trying to mask a pet or moisture problem.
🧱 Foundation Cracks: While minor settling cracks happen, horizontal cracks mean major hydrostatic pressure against the walls. That’s a massive structural warning sign.
🌧️ Roof & Gutter Neglect: Overly mossy roofs and overflowing gutters aren’t just cosmetic—they route water right into the foundation and attic.
🪵 Uneven Floors: If walking through the living room feels like you’re out at sea, we need to know exactly what’s happening with the joists or foundation below.
🌊 Yard Puddles: Standing water and poor drainage can easily turn into a flooded basement during the next heavy rain.
🎨 The “Quick Flip” Special: Fresh paint is great, but when it’s rushed or used strategically to cover up water stains, patch jobs, or deeper issues, I dig deeper.
