When it comes to pricing homes, there’s no magic formula—just good data and strategy. Enter “market comps,” or market comparables, the real estate world’s secret weapon. Here’s a quick, fun breakdown of how they work:

What Are Market Comps?
Think of them as your home’s doppelgängers. Comps are similar properties in your area that recently sold, and they’re used to estimate your home’s value. They’re like your home’s résumé, showing its worth based on local trends.

What Makes a Good Comp?
Not all comps are created equal. The best ones share these key traits:

  • Location: Nearby is key—ideally within your neighborhood.
  • Size & Features: Similar square footage, number of bedrooms, and amenities.
  • Timing: Recent sales (usually within the last 3-6 months) to reflect the current market.

Why Comps Beat Online Estimates
While tools like Zillow’s Zestimate might seem handy, they often miss the mark because they don’t account for unique details like upgrades, local trends, or neighborhood quirks. For more on why Zestimates don’t tell the whole story, check out this article.

Also keep in mind that pricing a home is not a science it’s an art form. I prefer a credit/debit system for amenities and upgrades in pricing as opposed to pricing off of average dollar per square foot.

What About Unique Homes?
If your home is a unicorn (hello, custom finishes or rare views), pricing might take extra finesse. That’s where an experienced agent can work their magic to showcase its standout features.
